  • Concept

Luxurious and high-quality lakeside town living…

Our design presents a human-scale concept by breaking the long and high block effect with a fragmented mass composition that harmonizes with the surrounding town life. Cantilevers created with modules of two types of lengths, strengthen the fragmented mass effect through roof movements, setbacks, eaves and terraces, while also offering different spatial experiences to the users.

The architectural style we employ integrates materials, colors, and classical elements found in buildings in Frankfort town with a modular construction system, ensuring harmony with the surroundings.

The design suggests extensive windows, Juliet balconies, terraces, roof decks, and verandas to orient towards the Betsie Lake and nature views, encouraging a more qualitative interaction with them.

  • Planning

A closed courtyard design with a higher unit count and a more defined courtyard was preferred to take advantage of the eastern views.

Ground floor parking is designed for all units except commercial units to achieve a parking capacity of 82 vehicles.

Efforts were made to create spatial needs and a fragmented mass effect with different modules without diversifying the module count too much. All modules have a width of 12 feet. Module lengths were designed in two types, 28’2” and 31’2”, to facilitate mass movement. A total of 108 housing units were obtained, consisting of 8 units of apartment type.

In Luxury Lake Blocks, units on all floors except the top floor are planned as lock-offs. The top floor features one-bedroom and two-bedroom units. In the Workforce block,  one-bedroom, and two-bedroom units are utilized.

On the ground floor, the residences designed only on the lake side retreat, creating private verandas and gardens in front of them, facing towards the coast.

The commercial unit is located in the northwestern part of the city side. Additionally, an easily accessible lobby, office and housekeeping section has been designed for customers coming from outside.

  • Marina And Coast

The planned marina and shore design in the future has been integrated with the pedestrian circulation line along the shore from the east and west sides, ensuring continuity of circulation along the shore.

On the coast; Quality open, closed, and semi-open spaces overlooking the lake have been created, supported by green areas, sparse trees that do not block the view, and gardens with verandas. Thus, lake and marina life that offers a qualified nature interaction is aimed.

  • Restaurant

The restaurant unit is designed separately from the main building to provide advantages such as more housing units, parking units, subjectivity, functionality, a quality facade, and a good mass ratio.

The upper floor is designed to be half-covered and half-open, harmonizing with the neighboring 2-story building. Open, semi-open, and closed spaces facing the view have been carefully designed to provide customers with different experiences and interactions with the lake, marina, and nature.

Two separate customer entrances from the coast and parking side and a service entrance from the parking side have been provided.
