Located within the rapidly evolving urban fabric of Sancaktepe, this mixed-use project merges commercial and residential functions in a configuration centered on urban continuity and social interaction. The project is built upon two fundamental spatial distinctions: the commercial square, which creates a dynamic focal point for the region at ground level, and the residential courtyard, offering privacy for its inhabitants. The primary motivation of the design is to harmonize these two different lifestyles through a fragmented mass structure and high-quality landscaping strategies.

The architectural narrative offers a vibrant shopping street experience with open, semi-open, and enclosed commercial spaces that directly integrate with urban life. This axis, defined by transparent storefronts and wide eaves, connects to the commercial square enriched with ornamental pools and relaxation zones, creating an inviting urban interface. Situated atop the commercial podium, the podium-level gardens serve as strategic breathing points, offering residents the opportunity to maintain contact with nature without detaching from the city’s energetic pace.

The residential courtyard defined between the blocks is controlled and separated from the commercial activity, promising a tranquil, secure, and peaceful “inner world.” The walking paths, playgrounds, and landscaped seating corners within this courtyard possess a rich landscape hierarchy that supports a biophilic living concept. Adding sustainable value to Sancaktepe’s modern skyline, this project presents a multi-layered vision for contemporary urban life by rationally organizing the relationships between squares, streets, podium gardens, and private courtyards.
